At the end of every lease there is the negotiation over re-instating the property to its original condition or to the condition agreed in any schedule. The landlord prepares a schedule of repair and works which the tenant will challenge. The tenant will either do the work or pay over a sum in settlement.

We have built and refurbished buildings and understand the costs involved and what needs to be done to re-instate. We work with our consultant building surveyors to assess the condition and agree the works that need to be done preparing the schedule that is served on the tenant or indeed responding on behalf of the tenant. There can be a very fine line between what is repair and why a replacement is appropriate. considerable difference.
